Three private residences. Nearly two gated acres. A single family at a time.
Michelle and I custom built this home and spared no expense. We hired the best architect, builder, and designer to make our dream home a reality. We designed it for our multi-generational family — both our parents needed our help at the time, and the two guesthouses gave them privacy and independence while keeping them close. It worked perfectly. Unfortunately, all four of them left us within a three-year period.
The layout that worked so well for us would work just as well for the next family — whether that's aging parents who want their independence inside a secure compound, adult children moving back after college, or extended family who visit often. Today, our property manager lives in one of the guesthouses, and we use the other for guests.
Living at the back of nearly two acres on a creek gives us a sense of security only a walled compound can offer. Royal Lane has both north and south access to the Dallas North Tollway, so we can be at a Mavericks game in eight to ten minutes or DFW Airport in fifteen. You can't be in a better location if you want access to the best dining, sports, and entertainment Dallas has to offer.
You might ask why we'd move. We bought a large ranch in Northeast Texas and our home there is nearing completion. Our children all have their own homes, our parents are no longer with us, and we've purchased a brownstone in Uptown that will let Michelle and me lock-and-leave when we come into Dallas for a game or a great meal.
One last thing worth knowing: we're in a position where we don't need every dollar at closing, so we're willing to carry $5,000,000 of the purchase price at 3% interest-only through January 2030 for the right buyer. The home has been featured in Modern Luxury Dallas and hosted the Cattle Baron's Ball. It's a wonderful place to live and entertain in Preston Hollow, and we hope it goes to a family who will love it the way we have.
Three separate residences. Three private entrances. One walled compound on a creek lot in Old Preston Hollow.
Three ensuite bedrooms with the primary suite on the main level. Twenty-five-foot Italian loggia with coffered ceiling and three signature arches. Dual marble kitchen islands. Fourteen-foot sliding glass walls opening to the infinity-edge pool. Spa-grade primary bath with heated marble floors, private gym, dedicated theater, 1,000-bottle wine room, and a game room with two flex spaces on the upper level.
One full bedroom, full bathroom, full kitchen, and living area. Designed so a parent, an adult child, or a long-staying guest can come and go without ever passing through the main house. Originally inhabited by Bruce's father during the final years of his life.
A second one-bedroom residence — independent kitchen, bath, and living area. Currently occupied by the property manager. Equally suited to a live-in caregiver, a returning adult child, a private office, or extended family who prefer their own front door.
A separate front door, a full kitchen, and the dignity of their own residence — all inside a secure compound where you can check in across the courtyard rather than across town.
College graduates, young professionals between cities, recently divorced family members. Privacy for them, presence for the family, and none of the friction of sharing one front door.
Two complete, dignified residences for the people who help keep the household running — separate enough to feel like their own home, close enough to be present when needed.
Grandchildren who visit for the summer. Out-of-state siblings who stay for weeks. In-laws who arrive for the holidays. Everyone has their own space, and nobody has to be told it's time to leave.

The owners are not financially compelled to receive every dollar of the purchase price at closing. They are in the unusual position of being able to leave a portion of their proceeds in place — and have chosen to do so for the right buyer.
The arrangement is straightforward: up to five million dollars of the purchase price can be carried as a seller note at three percent interest-only, with a balloon payment due January 2030. There is no early-payment penalty. The note is collateralized by the property in the customary manner.
This is not a financing product in search of buyers who need one. It's an accommodation extended by sellers who would rather see the property go to a family well-suited to it than extract maximum cash at closing. Sophisticated buyers and their advisors will recognize what the structure preserves on the balance sheet over the carry period.
Terms are subject to customary credit review and definitive documentation. The owners' counsel and the buyer's counsel work directly to paper the note alongside the purchase agreement.
Royal Lane offers both north and south access to the Dallas North Tollway — meaning every part of Dallas is closer than it looks.
